EAM vs. CMMS: What’s the Difference?

  • Updated

People often confuse CMMS (Computerized Maintenance Management System) with EAM (Enterprise Asset Management). While they have similar functions, they are different.

CMMS came first and set the stage for EAM. EAM includes all CMMS features and adds more, like better connectivity and information sharing. This helps manage multiple sites, encourages teamwork, and integrates with other systems like ERP.

EAM offers a broader view, considering the entire asset lifecycle and its impact on finances, procurement, and risk management. CMMS focuses on keeping assets running smoothly by automating work orders, scheduling labor, and managing materials.

By the way: maintool is a EAM Solution containing all relevant CMMS features.
